Monday to Friday – 40 hours per week
On behalf of our client we are looking for experienced Building Manager to work at a high end residential development in Marble arch area. There are 125 flats in the blocks and you will be supervised five other staff. You must have several years of direct previous experience from working at a residential development and supervision of staff.
Your main duties include organising the rota and arranging cover as necessary, supervision of cleaning, maintaining state of entrance and of common parts. Supervision of all security matters, daily checking of time sheets of outside contractors to ensure that the records are accurate, and bills can be verified, careful checking of sub-lettings and retaining documents for Managing Agents, constant maintenance of visitor’s book, enforcement of Landlords regulations regarding short let, ensure porters enforce regulations, to liaise with the commercial landlord when his sub-tenants have committed transgressions and deal with any nuisance from the restaurants as a matter of urgency and keep a written and photographic record of any incidents, you will be required to keep an eye on the expenditure under general maintenance and repair, lifts, pipes and boiler repairs, cleaning materials, gardening and other heads of accounts on the best endeavor basis so as to keep such expenditure to remain within the budgetary provisions made from time to time, closely liaising with Residents Association and the managing agent etc.
You must have excellent communication skills and organisational skills.
