Proactive and customer focused Estate Manager needed ASAP to oversee the smooth day-to-day operations of a large, modern residential estate in Dartford. The Estate Manager will be the primary point of contact for the estate, ensuring the safe, efficient and cost-effective operations of all common areas and building systems whilst delivering high-quality concierge-style service, maintaining property standards, managing staff and contractors and ensuring compliance with health & safety regulations and lease covenants. Key responsibilities will include overseeing planned preventative maintenance (PPM) and reactive repairs for building systems, including HVAC, lifts, lighting, and security systems, ensuring compliance with all relevant statutory regulations (e.g., Fire Safety, Asbestos, Legionella), preparing and overseeing the annual service charge budget, approving invoices and ensuring efficient procurement for services to secure best value, attending regular Leaseholder/Resident/Client meetings, supervising, training, and managing site staff, including concierge, security, cleaners, and gardeners, ensuring the overall security of the estate, maintaining accurate health and safety records, accident logs, and fire risk assessment documentation, and coordinating emergency response protocols (e.g., lift breakdowns, water leaks). The Estate Manager should have a minimum of 3 years as a Property/Estate/Building Manager, be able to work on their own and make decisions under pressure, have strong verbal & written communication, be results driven and self-motivated, have confidence and diplomacy and provide 5* customer service.
